Odesa city: the largest development project since the beginning of the full-scale invasion was presented in Odessa

On September 22, the construction company “Platinumbud” presented a new project — a residential complex Odesa Cityon Mikhail Hrushevsky Street, 49 in Odessa. The start of the sale has been announced.

This modern comfort-class residential complex in the lifestyle philosophy of “city in the city” is the largest development undertaking of this format in Odessa since the beginning of the full-scale invasion of the Russian Federation.

The project is designed to give a new impetus to the development of Slobidka. The company notes that almost no residential complexes of this scale have been created in this area, although Slobidka has the potential and has room to grow. Therefore, Odesa City should become a center of positive change, while maintaining the authenticity of the area.

According to co-owner and CEO of “Platinumbud” Ruslan Leshchyshyn, the location of the facility is exceptionally convenient: only 15 minutes drive to the center of Odessa make the residential complex closest to the central part of the city among residential complexes of this format.

These are 15 houses of different storeys, fully realizing the concept of “city in the city”. All key needs of more than 8000 residents can be met within the complex: housing, education, 24-hour medical care, services, sports, recreation, shopping, leisure.

“We are starting a large-scale project on a plot of more than 9 hectares, which will be implemented for 6-10 years with phased delivery. The first residents are planned to be settled in 2—2.5 years. The complex offers more than 45 options for a comfortable life: from markets with ecological products to round-the-clock medical care and the service of a management company”, - explained Ruslan Leshchyshyn.

It is worth noting that “Platinumbud” is environmentally friendly. In particular, together with the city authorities, the reconstruction of the adjacent square is planned. A third of the territory of the complex is reserved for a green zone, which indicates a holistic and thoughtful approach.

For children there is a school for 900 students, kindergartens, for physical activity — modern professional sports grounds, sports zones and the largest bicycle path among residential complexes in Odessa.

The project also takes into account the challenges of today. The LCD has a multi-level security system. Warehouses will be equipped in the ground floors under each house and parking lots. Additionally, reconstruction of the existing bomb shelter from Soviet times is planned. The territory of the complex will be closed to outsiders, and the courtyards will remain free of cars.

“For the autonomy of the complex, we are introducing solar panels, battery systems and diesel generators in case of outages from the general city network,” Ruslan Leshchyshyn added.

Heating is organized with the help of gas roof boilers or individual gas boilers, and pump rooms with water from artesian wells will be installed on the territory.

During the presentation, the chief engineer of the project, the head of the Odessa Construction Research and Design Institute, Professor of the Odessa Academy of Architecture Joseph Podolsky emphasized that Odesa City is significantly different in its thoughtful approach.

“The development area is only 15.5% instead of the normative 30%, which allowed to create about 2 km of bicycle paths and numerous recreation areas. The project is of high social significance, taking into account war and climate challenges: piles for drainage soils, storage facilities with autonomous complete engineering systems, calculations for progressive destruction. I like this project, it is very different in its philosophy and approach from what has been done in the last 20 years. There is a lot of concern for a person,” Podolsky said.

The presentation was also attended by a deputy of the Verkhovna Rada of Ukraine of four convocations, ex-mayor of Mariupol Mykhailo Pozhyvanov, who is also involved in the implementation of the project.

“Together with our partners, we overcame numerous obstacles, including the war, to start Odesa City. All approvals have been received and we are ready to start. Thank you Ruslan Leshchyshyn for the shared vision. We want this project to become an example of new construction in Ukraine,” he emphasized M.Pozhyvanov.

Pozhyvanov also in turn emphasized the importance of the development of Slobidka as a district.

“Platinumbud” LLC is a Ukrainian developer, which, in addition to Odessa, operates in five cities of Ukraine. Even during a full-scale invasion, the company improves the facilities already surrendered. In particular, a large basketball court and a mini-gym in the residential complex “Odessa Chaika” were completed.

Since the beginning of its foundation in 2015, “Platinumbud” has already rented 25 houses — this is more than 100,000 m² of housing.
